The Development

This modern development in the south east of the city centre represents a significant addition to Leeds's city centre apartment provision for students. The development comprises both en-suite (where there is an individual shower room for the sole use of the occupant of the study bedroom) and non-ensuite shared apartments.

The development has been carefully designed to incorporate excellent safety features in addition to a high degree of comfort and convenience for the tenants. Each flat has a spacious living room and dining area off the kitchen. A washer/drier is provided within the rent level. Water and heating is provided by electric heaters which are controlled by the tenants on time switches and thermostats. As a modern building there is a high standard of insulation of both windows and walls.

One five bedroomed shared flat is accessible for students in wheelchairs. Bathrooms are adapted wet rooms with seated showering facilities. Kitchen facilities are not height adapted so may not be suitable for some. The building is protected by a heat and smoke detector fire system with self closing fire doors and protected exit routes.

Security

Entry to the flats is via a spacious reception area with seating and a reception desk. There are two lifts in the building which take you into the two different parts of the building. The building (and the perimeter in the evening) is secured with access by swipe fob for tenants and entry phone for visitors. CCTV is recording images from aruond the building as well as majority of communal areas outside each flat, including lifts, bike store entry and lift lobbies.

TV, Telephone and Internet

There are sockets for terrestrial, Freeview and Sky satellite television*, FM radio and DAB radio and a telephone socket (subject to reconnection to the network at the tenant's expense) are provided in each room and in the lounge area of each flat. * A set top decoder or digital television is needed for Freeview. Sky satellite television requires equipment and a subscription, telephone 08702 400 024 for more information of the Sky service.

Gym

There is an on site gym available to all tenants. The cost of the gym is paid within the rent although before using the gym you will need to sign to confirm a safety video has been watched and understood. 

Transport

There is a limited number of parking spaces available (permit required). There is a lockable bike store on the site and the development is a short walk to the central bus station, railway station and the main site of Leeds Metropolitan University is a 20 minute walk away.

Utilities

Water is included in the cost of the rent and an energy supplement is paid to Unipol for electricity at the same time as the rent. Usage is monitored monthly and refunds are given if overpayment is made.

Furniture

Kitchens are fitted with an electric cooker, washer dryer and fridge frezer. Kitchen cupboards are not lockable but are designed to provide enough space for all occupants.

Lounges are fitted with two sofas, a coffee table, a television table, and dining table and chairs. Unipol supply an ironing board and vacuum cleaner. We do not supply irons or microwaves.

A portion of allocated 1st year bedrooms are fitted with single beds. You should check in advance of arrival so you know what type of bedding to bring. Returning flats let directly by Unipol, are fitted with 3/4 beds which require double bedding. They are furnished with a large wardrobe, a chest of drawers, bedside table, a study desk and chair. A pin board, a full length mirror and set of shelves are wall mounted

Shared bathrooms are fitted with a shower over the bath, toilet and basin and electric towel rail heater. En-suite bathrooms are fitted with a shower instead of a bath.
